Following previous refusals and a dismissed appeal on the site, Warner Planning were appointed and submitted a Pre-Application and subsequently a revised full application to demolish the existing dwelling and construct 2 new dwellings with associated landscaping, parking and garages. Throughout the process, Warner Planning positively engaged with the Council to overcome the key challenges including the property being situated in a conservation area, perceived overdevelopment of the site, the loss of the original dwelling, possible increased risk of flooding and the size and mass of the proposed dwellings. Revised plans were submitted in response to both concerns from the Heritage Officer and conversations with the Urban Design Officer. The Case Officer agreed that the Arts and Crafts design of the 2 new dwellings was an optimum use of the site and that they would reflect many aspects of the character of the surrounding conservation area. The officer concluded that the proposed development was an appropriate design and scale and would have no detrimental impact in terms of visual or residential amenities of the Conservation Area.
