Project Overview

The conversion of this former assembly rooms and dance studio into 5 residential units including a mezzanine floor, roof terraces and external alterations.

Warner Planning successfully submitted planning applications for the conversion of this Building of Townscape Merit, situated within the Hampton Wick Conservation Area in Richmond upon Thames, from a dance studio into 5 residential flats.

Planning permission was initially secured for the change of use and conversion of the building, followed by subsequent applications to add a mezzanine floor, roof terraces and external alterations such as replacing external doors and windows on the building.

The applications that followed for external alterations faced challenges relating to potential noise concerns from roof terraces, loss of privacy, harm to the historic character of this Building of Townscape Merit and less than substantial harm to the character and appearance of the Conservation Area leading to refused applications.

Warner Planning worked collaboratively with the Council to submit a revised application which addressed the previous reasons for refusal such as raising the parapets around the proposed roof terraces and amending the external changes which it was deemed would have had an adverse effect on the appearance of the building or the wider Conservation Area.

Plans were also later revised to include the retention of the Assembly Rooms plaque lettering on the side of the property, the use of window film on the windows on the courtyard elevation to obscure overlooking of neighbouring properties and a noise report to assess the impact on surrounding properties.

This application was presented by Warner Planning at Planning Committee and approved subject to conditions. Warner Planning has subsequently successfully discharged the conditions with additional planning applications.
